Ya Kun Kaya Toast Lot One preserves Singapore's beloved breakfast tradition in the heart of Choa Chu Kang, serving the iconic combination of kaya toast, coffee, and soft-boiled eggs that has defined Singaporean mornings for generations. As part of the renowned chain with over 40 outlets across Singapore and 30 international locations, this retro-ambience café within Lot One Shoppers' Mall offers families and tradition enthusiasts an authentic taste of local heritage through recipes that have stood the test of time, making it an essential stop for experiencing genuine Singaporean food culture.
The café's signature breakfast set features perfectly toasted bread generously slathered with their special kaya recipe made from pandan and coconut milk, paired with butter to create the classic sandwich, accompanied by two expertly prepared soft-boiled eggs seasoned with dark soy sauce and white pepper, plus robust local kopi brewed to deliver the perfect caffeine boost. The traditional preparation methods ensure each element contributes to the complete breakfast experience - the sweet coconut-egg jam providing comfort, the creamy eggs adding protein, and the strong coffee delivering the energy needed to start any day in true Singaporean style.
Positioned on the basement level of Lot One Shoppers' Mall, Ya Kun Kaya Toast operates with the timeless charm of Singapore's coffee shop culture, offering both dine-in and takeaway services that accommodate the busy lifestyles of modern families while preserving authentic preparation methods. The café's location within the mall allows visitors to begin their shopping day with a traditional Singaporean breakfast or take a nostalgic break from retail therapy, while its accessibility via Choa Chu Kang MRT station ensures that this taste of Singapore's culinary heritage remains within reach for food lovers across the island seeking genuine local flavors.
This is my first time ever leaving a review to express my distaste of the service that I had been provided. Bought 8 pieces kaya toast to go. Of the 8 toast that were given to me, 6 of them did not have a single piece of butter on them AT ALL. ABSOLUTELY INFURIATING. The cashier even confirmed with me “with butter ah” to which I obviously said yes multiple times “yes with butter”. The highlight of every kaya toast is literally the butter. 6 of them missing without even informing me is just ridiculous. I understand if you ran out of butter but since they knew I was a take away customer they just decided not to bother informing me and decided to instead keep quiet and pray customer don’t know. Guess what, I know. It did not help that I was already having a bad day and it was my first time in a year since I wanted to visit Ya Kun for some comfort food to cheer me up and feel better. Instead, NIGHT RUINED. Huge mistake coming back after not having this delicious Singaporean staple for 1 whole year at this outlet. The service provided was just unfathomable service provided by the team here. As a feedback to the incharge please, at least have the decency to inform me if any changes were to be made. Thanks for nothing

Place was dirty with uncleaned tables and a lot of flies, and the yolks of all 4 soft boiled eggs were solid.

ordered Milo for takeaway but the cap on the cup wasn't securely fastened in place. when i took my cup out a little bit went onto my foot but other than that the Milo was ok

This particular uncle at lot1 outlet makes ok coffee. The toast is pathetic though (bread has no fragrance..it's just slices of brown colored bread, kaya is super duper sweet and butter is very little. I had to top up 50 cents for extra butter).

I’m having coffee at Ya Kun @ Lot One at Choa Chu Kang. We dined in & have tea, coffee, toast bread & 2 half boiled eggs. I was so disappointed that the 2 half boiled egg was cold 🤬This Ya Kun here at Lot One is getting more & more disappointing in their food quality.

Very weird store policy to have to order first before getting a seat (I was alone so ‘everyone’ would have been present). The woman who chased me out was also very rude with her clarification. So I went on to queue to order and when it was my turn, the cashier said that the store was full and I would have to wait to get a seat. So I asked her how long the wait would be and she said she was unsure - sometimes it can be fast and sometimes it can take very long. I was super hungry already and they really didn’t bother to try to help the customer. Terrible queue management coupled with poor customer service. I love Ya Kun but it’s unfortunate that this outlet has a bad store policy and staff with poor attitude.
Update: Went to the Jem outlet and their store policy made so much more sense. FIND A SEAT FIRST THEN ORDER (also got a double egg yolk here so my story ended semi-happy.)

Bad Service – Order Totally Messed Up
I had a really disappointing experience at this shop today (5 May 2025 at 4:13 PM). I ordered kopi o kosong peng and repeated my order twice, but the staff kept repeating back teh o kosong peng. These are completely different drinks, both in words and pronunciation. I even clarified a third time, slowly and clearly: kopi o kosong peng. She confirmed with an “ok.”
However, when the drink arrived, it was still teh o kosong peng. When I questioned her, she got defensive and insisted she had mentioned teh o kosong peng earlier—as if it was my mistake. I didn’t want to argue, so I just accepted the drink.
Honestly, this kind of service is unacceptable. Basic listening skills are crucial, especially in F&B. I hope the management takes note of this issue and works on improving staff training and attitude.

Getting lesser nowadays… ordered big takeaway cup and getting almost 1 inch below the brim…:(

Decent traditional toast and coffee. The taste is no different from many of their other outlets. However this particular outlet is quite small and near to the exit of the mall, so it can get a little warm. It was quite understaffed when I visited the place and there was a long queue too. Overall 3 stars, I would still come here for coffee~

Decent breakfast place, but as with all basement stalls it's a bit squeezy.
Ginger milk tea a bit meh, prefer the halia in Muslim stalls.
Kaya butter toast is spot on.
Tried the rendang chicken sandwich, was too little chicken tbh but rendang tasted quite nice, but not v value for money.

Rendang chicken toast sandwich ($4.80) ala carte . Very delicious. Service is good. Long queue especially during breakfast hour. Expensive .

Came at 9am. Carpark had plenty of lots. Could choose and park next to the travellator so it led directly up to Ya Kun.
Food & drinks were decent. I only order eggs and tea. Typical of what one would expect from Ya Kun. Warm eggs, served after cracking, without the shells. A welcome added on service for patrons.
Teh O Siew dai was also served as requested.
Love the morning crowd that doesn’t make the place too crowded, with small groups of elders chatting and some working class adults having a quick bite before heading to work (my guess)

Came here during breakfast time, and got the food within 5 mins after ordering.
The kaya toast butter was perfect, the soft egg was done well, and the tea drink was just my preference.
Out of the so many outlets i went before, this one served particularly well.

This is my regular spot for a kopi break—a perfect place to relax, read, and plan before and after my Taekwon-Do lessons. I really enjoy the service and the drinks here. A great environment to take a breather and stay focused!

Standard is consistently good for toasts, eggs and drinks. Kopi c kosong and teh c kosong are always on point and thick. They wake me up instantly and chased my headaches away.
All I hope is prices remain the same for a long long time.
