Decent breakfast place, but as with all basement stalls, it's a bit squeezy. The ginger milk tea was a bit meh. I prefer the halia in Muslim stalls. Kaya butter toast is spot on. I tried the rendang chicken sandwich. There was too little chicken, to be honest, but the rendang tasted quite nice. However, it wasn't very good value for money.

The place was dirty, with uncleaned tables and a lot of flies, and the yolks of all 4 soft-boiled eggs were solid.

I ordered Milo for takeaway, but the cap on the cup wasn't securely fastened in place. When I took my cup out, a little bit went onto my foot, but other than that, the Milo was ok.

This particular uncle at the Lot1 outlet makes ok coffee. The toast is pathetic though (the bread has no fragrance and is just slices of brown-colored bread; the kaya is super duper sweet; and there's very little butter. I had to top up 50 cents for extra butter.)

I'm having coffee at Ya Kun at Lot One in Choa Chu Kang. We dined in and had tea, coffee, toast, and two half-boiled eggs. I was so disappointed that the two half-boiled eggs were cold. This Ya Kun at Lot One is getting more and more disappointing in its food quality.

Rendang chicken toast sandwich ($4.80) à la carte. Very delicious. Service is good. There is a long queue, especially during breakfast hour. It is expensive.

It's a very weird store policy to have to order first before getting a seat (I was alone, so 'everyone' in my party would have been present). The woman who chased me out was also very rude with her clarification. So I queued to order, and when it was my turn, the cashier said that the store was full and I would have to wait to get a seat. So I asked her how long the wait would be, and she said she was unsure — sometimes it can be fast and sometimes it can take very long. I was super hungry already, and they really didn’t bother to help the customer. Terrible queue management coupled with poor customer service. I love Ya Kun, but it’s unfortunate that this outlet has a bad store policy and staff with poor attitude. Update: I went to the Jem outlet, and their store policy made so much more sense. FIND A SEAT FIRST THEN ORDER (I also got a double egg yolk here, so my story ended semi-happy.)

Bad Service – Order Totally Messed Up I had a really disappointing experience at this shop today (5 May 2025 at 4:13 PM). I ordered kopi o kosong peng and repeated it twice, but the staff kept repeating 'teh o kosong peng' back. These are completely different drinks, both in words and pronunciation. I even clarified a third time, slowly and clearly: kopi o kosong peng. She confirmed with an “ok.” However, when the drink arrived, it was still teh o kosong peng. When I questioned her, she got defensive and insisted she had mentioned 'teh o kosong peng' earlier—as if it was my mistake. I didn’t want to argue, so I just accepted the drink. Honestly, this kind of service is unacceptable. Basic listening skills are crucial, especially in F&B. I hope the management takes note of this issue and works on improving staff training and attitude.

Arrived at 9 am. The carpark had plenty of lots. I could choose and park next to the travellator, which led directly up to Ya Kun. Food and drinks were decent. I only ordered eggs and tea, typical of what one would expect from Ya Kun. The eggs were warm, served after cracking and without the shells – a welcome added service for patrons. Teh O Siew Dai was also served as requested. I loved the morning crowd that didn't make the place too crowded, with small groups of elders chatting and some working-class adults having a quick bite before heading to work (my guess).
